Veranda Tirana builds balcony enclosures in Don Bosko, the quarter west of the center where 1990s blocks mix with new residences near the bus terminal and the Durrës road axis. Here the number-one request is quiet: the heavy traffic of Unaza e Madhe and the Ndroq road brings constant noise and dust, and enclosing the balcony with glass is the most effective solution.
For the most exposed façades we recommend double-glazed systems, which cut noise by an extra 20–25 dB compared to single glass — the difference between an unusable balcony and a space where you can take a phone call without problems.
Acoustics: which glass for which street
Not all Don Bosko balconies face the same noise. For façades directly above Unaza e Madhe we propose 6+6 double glazing with acoustic laminate; for inner side streets, 8 mm single glass with good gaskets is enough. At the survey we also measure the noise level, so you only pay for the insulation you actually need.
New homes near the terminal
The new residences around the terminal have modern layouts with large balconies and loggias. Here the most requested system is frameless folding glass: it keeps the new façade's clean line and the balcony opens fully in summer. For owners who rent out, enclosing the loggia noticeably raises the monthly rent.
The dust of the western axis: the gasket detail
The road to Durrës and Ndroq carries fine dust that penetrates every crack. Our enclosures have EPDM gaskets on all four sides of the panel and integrated drains that keep water and dust out. A well-enclosed balcony stays clean for weeks without wiping.
